Re-instating passive fire systems across a 12-level mechanical services riser

Proactive compliance - from identification to certification

Post-construction modifications to RACV City Club's mechanical services riser had progressively compromised the building's designed fire separation across all 12 levels. RenewCORP, as the building's O&M facilities manager, identified the deficiencies and engaged specialist contractor MFP Smoke Management to deliver a fully certified reinstatement programme - restoring the riser to its original design intent and bringing all passive fire systems into compliance.

The challenge

A building's fire separation compromised across 12 levels

Investigations revealed a series of compounding deficiencies throughout the mechanical services riser - the result of post-construction modifications that had never been rectified.

  • HVAC pipework installed through riser walls without fire-rated sealing on Levels 1–12
  • Fire damper surrounding wall demolished and damaged at Level 1, compromising its fire resistance level
  • Outside air ducts penetrating the fire-rated western wall on Levels 2–12 with no fire dampers in place
  • Non-fire-rated access doors on all 12 riser levels
  • No adequate lighting within the riser on any level

Open penetrations between the riser and tenancy ceiling spaces created live smoke and fire paths throughout the building's core. A structured, level-by-level reinstatement programme was required.

Our approach

Level by level. System by system.

Fire stopping & sealing

  • Installed 2 × layers of 60mm fire-rated batt to all 12 HVAC penetrations
  • Applied fire-rated mastic and thermal wrapping per AS1530.4-2014
  • Fire Resistance Level (FRL) of -/120/120 achieved across all penetrations
  • Trafalgar-brand fire-rated products used throughout: FyrePEX, FyreBOARD, FyreBATT, FyreFLEX and FyreWRAP
  • Penetrations register completed and certified

Fire damper reinstatement

  • Level 1: rebuilt fire-rated wall surrounding the existing compromised fire damper; re-installed and recertified
  • Levels 2–12: new Bullock 4900 Wall-D Curtain fire dampers installed into west riser wall
  • Each damper fitted with nylon break-away connections and a new inspection/service hatch
  • All dampers labelled per Traffolyte identification system (FD-OAS-L1 through FD-OAS-L12)
  • Fire damper register completed per AS1851-2012

Fire-resistant door installation

  • Level 1: new fire-resistant frame back-filled to concrete structure; fire-resistant door installed
  • Levels 2–12: existing non-rated doors replaced with compliant fire-resistant doors
  • All doors fitted with perimeter smoke seal, drop seal, door closer and new hardware
  • Compliant signage installed to both sides of each door
  • Door schedule completed (FRL -/120/30, TVC40 type, all levels)

Riser lighting

  • Haneco DURA-06-MS LED battens installed to mechanical services riser on each level
  • IP65 and IK08 rated for the riser environment
  • Sensor-activated and time-terminated for energy efficiency
  • Provides safe access for ongoing maintenance and inspection
